Subdivisions

Great River’s staff has the expertise required to design all aspects of residential and commercial subdivisions. We walk the property through the entire process beginning with zoning of the property and continuing through final platting of the subdivision. At the beginning of a project, our engineer’s assist developers with the paperwork and public meetings required to rezone a property. Our surveyors prepare a topographic and boundary survey that will be used to plan all aspects of the development. This survey is utilized when designing the subdivision’s layout.

We consider all aspects of the property when designing a layout including the existing grades, drainageways, and easements in order to provide the best possible layout for the given property before preparing a preliminary plat. After the preliminary plat is approved, our engineers prepare construction documents for the property. These plans include the roadway design, stormwater improvements, sanitary sewer collection system, and waterline design. Our surveyors also provide construction staking and prepare the final plat for the property. We believe that every step of the process is critical to the success of the subdivision project.
