Subdivisions
Great River’s staff has the expertise required to design all aspects of residential and commercial subdivisions. We walk the development through the entire process beginning with zoning of the property and continuing through final platting of the subdivision. At the beginning of a project, our engineer’s assist developers with the paperwork and public meetings required to rezone the property.
We consider all aspects of the property when designing a layout including the existing grades, drainageways, location of existing utilities and easements in order to provide the best possible layout for the given property before preparing a preliminary plat. We work closely with our clients to see that their vision is represented in the development plan.
After approval of the preliminary plat for the development, our licensed engineers prepare detailed construction documents for the subdivision. These plans include the roadway design, stormwater improvements, sanitary sewer collection systems, and potable waterline design. We pride ourselves on our familiarity with local, state, and federal regulations, allowing for smooth review processes with very few revisions.
Our experienced licensed surveyors prepare topographic and boundary surveys necessary for planning all facets of the development. Our survey team also provides staking services during the construction of the subdivision. In addition, they are very experienced with preparing a final plat for the property. We believe that every step of the process is critical to the success of the subdivision project.
